Can foreigners buy property in Mallorca?

Yes. Both EU and non-EU citizens can purchase property in Mallorca without restriction. The process involves obtaining an NIE (Número de Identificación de Extranjero), engaging a Spanish lawyer (abogado), and following the standard Spanish conveyancing process. We work closely with trusted local lawyers and can guide you through every step.

What is the buying process for property in Spain?

The typical process involves: 1) Obtaining an NIE (tax identification number), 2) Engaging a Spanish lawyer, 3) Signing a reservation contract with a deposit, 4) Due diligence and property surveys, 5) Signing the private purchase contract (contrato de arras) with typically 10% deposit, 6) Completion at the notary (escritura pública), 7) Registration at the Land Registry. The entire process usually takes 2-3 months from offer to completion.

What taxes do I pay when buying property in Mallorca?

For new-build properties, you pay 10% IVA (VAT) plus approximately 1.5% stamp duty (AJD). For resale properties, transfer tax (ITP) is approximately 8-11% depending on the purchase price. Additional costs include notary fees, Land Registry fees, and legal fees — typically totalling 12-14% on top of the purchase price.

Typically 18-24 months from planning approval to completion, depending on the complexity and scale of the project. The planning and licensing process itself can take 6-12 months. We manage the entire process through our sister company P&Y Consulting — from architectural design and planning applications through to construction management and final handover.

What materials do you use in construction?

We prioritise locally sourced, natural materials wherever possible. This includes: Mallorcan natural stone for facades and feature walls, lime render in traditional earth tones, locally sourced timber for beams and joinery, handmade ceramic tiles from local artisans, high-quality European fixtures and fittings, and energy-efficient glazing systems designed for the Mediterranean climate. Every material is chosen for durability, beauty, and environmental responsibility.

Do you help with interior design?

Yes. We offer a complete interior design service, working with our in-house team and a network of local artisans and international suppliers to create interiors that complement the architecture and landscape. From furniture selection to custom joinery, lighting design to art curation — we handle every detail.
